Pre screening

Application Requirements All applicants 18 years of age or older must submit a completed application and consent to screening, which may include credit history, criminal history, eviction history, rental references, and income verification.


Income

  • Combined net monthly income ≥ 2.5× rent → approved
  • 2.25×–2.49× rent → approved with conditions (security deposit = 1.5× rent)
  • < 2.25× rent → denied

Multiple Applicants

  • If one applicant has credit < 600, at least one other applicant must:
  • Meet minimum credit standard, and
  • Independently earn ≥ 2.0× rent net monthly
  • Sub-standard credit income may be supplemental only

Occupancy

  • Maximum 2 adults per bedroom
  • Additional minors allowed only if reasonably accommodated by unit size/configuration
  • Overcrowding or unsafe sleeping arrangements → denial

Pets / Assistance Animals

  • Pets subject to property rules
  • Assistance animals are not pets and not subject to pet rent or deposits


Screening Criteria- Post property Tour


Credit

  • 650+ → approved, deposit = 1.0× rent
  • 600–649 → approved with conditions (1.5× deposit or guarantor)
  • < 600 → not approved unless multiple-applicant exception applies

Guarantor

  • Net income ≥ 3.5× rent
  • Credit ≥ 700
  • Cannot occupy the unit

Rental History

  • Denial for evictions, unpaid balances, lease violations, or property damage

Criminal

  • Registered sex offenders not approved
  • Other convictions reviewed case-by-case
  • Arrests alone are not grounds for denial
